Design Trends while Selling
I was tickled to see my favorite color appearing on furniture, accents and well, all around at the Las Vegas Furniture Market in January. So, when the February ZGallerie catalog arrived in my mail box the other day, I knew it was the green light to share how predictions pink returning to interior design, can be incorporated when Staging a property for sale.

I've been in love with pink since I was very small. It's a complex color with many personalities: mysterious and elegant, bold and distracting, playful and young. It's entirely feminine and strong no matter it's hue. It can also add a layer of warmth and softness in a space that might otherwise be cold and unwelcoming.

However, if your considering selling in the next few years (or you've just had a break up and you are determined to be single for the rest of your life) do not run out and buy a new sofa in blush. This trend will not be around forever and you don't want to get stuck with an investment piece you hate.
Instead, to add that rosy check affect to your home, try one of these accent pieces that are easily stored when the trend passes and won't turn off buyers

A few small changes can totally transform your home for the spring selling season. Beyond edit, organize and and clean, clean clean, these 5 fresh updates are sure to attract buyers.
Exterior
Switching drapes is one of the easiest ways to give your home a major update. Take down heavy curtains and replace with sheer, flowing styles to let in all that spring sunlight.
Beds
Who doesn't love deep cozy bedding when the weather outside is frigid? But once it starts to warm up, a light neutral colored quilt or duvet is all you need.
Scents
Exterior
Get your yard in shape as quickly as possible. Clear winter yard debris, and get frost-resistant plants (either planted or in pots) that won't be affected if a late cold spell hits to, add color and friendliness. Consider investing in a landscaper to to keep lawn and flower bed in pristine condition for showings. Don't forget to have windows professionally cleaned inside and out and add an over sized welcome mat at the front and back doors.

Touch up and Repair
Give your home's interior and exterior details some TLC. Touch up trim, polish cabinetry, repair or replace inoperable hardware and secure handrails. Also, add shine to light fixtures with a through cleaning and installation of brand new bulbs.

Scents have a great effect on people so it's important to infuse them into the decor. Choose fragrances that evoke fresh and clean feelings such as aromatherapy diffuser or beach scented candles.

Is your house Spring Ready?
The countdown to spring is on. Phil was right thankfully, and around the Metro DC area, temps are already warming up! Hopefully if you are planning on selling this spring, you've already started to prep, by freshening up and clearing out. but in lieu of the usual craigslist or online selling apps (think Krrb or Wallapop) why not consign the higher value items.
There are plenty of good quality consignment shops in the DC area, but while on a recent trip to New York (love) I stumbled across the most glorious consignment shop!
Decor NYC is nestled so well in Chelsea, you might actually miss it! From traditional to mid century, understated to over the top- its a cornucopia of beautiful pieces at a fraction of what they would have been originally.
These are just a few of the beautiful things I was tempted to take home with me.

Closet Love
I've been working with an Investor renovating a large family home he plans to list in the spring. With our help, he's taking down walls, redesigning the kitchen, painting and basically transforming this property into a beautiful open and updated space that is sure to sell quickly!
During one of our recent appointments he brought me to the newly expanded and reconfigured wife's closet that he had thoughts of just leaving empty. Literally, not even a bar, so the new owner could configure the closet of her dreams.
Our conversation reminded me of some of the qualities that make an enviable closet, beginning with, in the words of Carrie Bradshaw "Double Doors".

Not every house is going to have nor needs a luxurious walk in closet to sell quickly and my client did decide to install some hanging bars and a simple closet system thankfully. But a well organized, pretty, spacious feeling closet is always a selling feature.
